What am I allowed to do on my property? How do I find out what my Land Use Zone is?

  • Find your property using SCRD Maps Property Viewer
  • Click on the Finding Data tab and Search by Address, PID, Folio or District Lot
  • Click on the Layers tab (bottom left corner) and Select Zoning Landuse
  • Review the appropriate Zoning Bylaw for your area to determine your Land Use Zone and the permitted uses on your property.
  • Permitted uses are based on property size.
  • Contact Planning staff to confirm your results.

What is the difference between a building permit, a development permit, and a development variance permit?

  • A building permit is required prior to the construction of any structure on a property, including retaining walls. Contact the Building Department at 604-885-6803 for more details.
  • A Development Permit is a specific permit that is required prior to issuance of a building permit when there are geotechnical or environmental concerns, or a form and character permit area has been established.
  • A Development Variance Permit (DVP) is a permit that allows a change to a Bylaw. The DVP process permits an applicant to request a variance to a bylaw that affects a property or building. Please note that development variance permits may vary aspects such as height and setbacks, but not use (ie. Residential vs. commercial) or density (number of dwellings on a lot). DVPs are not guaranteed to be approved.

Do I need a Development Permit?

  • You may, if you are located in a geotechnically hazardous area, an environmentally sensitive area, such as along the Roberts Creek Shoreline, near a ravine, within 30 metres from a stream, pond, lake or swamp, or in an area that regulates the form and character of buildings.

Can I subdivide my property?

  • Find your property using SCRD Maps Property Viewer
  • Click on the Finding Data tab and Search by Address, PID, Folio or District Lot
  • Click on the Layers tab (bottom left corner) and Select Zoning Subdivision
  • Review the Zoning Bylaw to determine the minimum parcel size that the Subdivision District permits.
  • Check the subdivision application page to understand the process.
  • Contact Planning staff, the Ministry of Transportation and Infrastructure, and the Vancouver Coastal Health Authority to confirm.

Is my property in the Agricultural Land Reserve (ALR)? If so, what does this mean?

How do I locate the sewerage (septic) system on my property?

  • Vancouver Coastal Health maintains the files for septic systems installed on the Sunshine Coast. An instruction guide, on how to access the "filing" information can be viewed here.
  • The Ministry of Environment has developed a brochure on How to Find A Septic Tank.

What do all the acronyms and abbreviations mean?

I'd like to start a new business. What do I need to do?

  • Although the SCRD does not issue business licences, most of the land use zones in the SCRD permit a range of home businesses, but certain restrictions apply.
  • New business owners are encouraged to contact the Planning staff to discuss their future business plans to confirm compliance with the zoning.

What are the regulations for Outdoor Lighting?

  • In response to growing concern over responsible lighting, the SCRD has adopted new guidelines for the installation and use of outdoor lighting. The Outdoor Lighting Guidelines are now being disseminated with all Building Permit applications, Development Permit applications involving form and character of commercial and multi-family development and rezoning applications involving new buildings and structures.
